Best for
The question this property answers is not “where do I sleep for two nights?” but “where do I live for the next six weeks?” With 175 units and a room list that runs from a 28 square metre hotel room up to a 185 square metre penthouse, it covers both, but its real constituency is the guest who needs a kitchen, a washing machine and a separate living room: the consultant on a long placement, the family relocating to Pretoria East while the house sale goes through, the specialist seconded to a corporate head office, the parent whose child is in treatment or in school nearby. Groups travelling together also do well here, because a three-bedroom apartment is a cheaper and saner arrangement than three hotel rooms.
Two-night leisure visitors who want to walk to Church Square or tour the historic capital are in the wrong part of the city, and should know it before they book.
Location and setting
Menlyn Maine is a planned precinct of roughly 315,000 square metres in Pretoria’s eastern suburbs, put together as South Africa’s first green mixed-use city precinct, with its buildings certified by the Green Building Council of South Africa and the whole development pursuing LEED neighbourhood certification. That is unusual enough to matter: the blocks are walkable and the retail sits under the residential rather than across a car park from it.
The hotel stands on top of Central Square, the precinct’s 65,000 square metre retail heart, which carries more than fifty shops, restaurants and entertainment venues along with Woolworths, Pick n Pay and Checkers for groceries. Time Square with its casino and arena, The Barnyard Theatre and the BOUNCE trampoline park are all within the precinct. What you get, in short, is a piece of city you can use on foot in a metropolis that generally refuses to allow it. What you give up is the capital itself, ten to fifteen minutes west by car.
Rooms and accommodation style
The inventory is worth reading closely, because it is the whole argument for the property. Hotel rooms come as 72 standard rooms of 28 square metres and 60 executive rooms of 30 square metres with both bath and shower, each taking a king or twin configuration. Six units of 35 square metres are built for guests using wheelchairs. The apartments then take over: 61 one-bedroom units at 60 square metres, 61 two-bedroom units at 85 square metres, 16 three-bedroom units at 113 square metres and two penthouses of 185 square metres with two bedrooms each.
Apartments carry a fully equipped kitchen with a full-size fridge and microwave, a separate living area, a balcony and a washing machine; laundry inside an apartment costs nothing to use. Hotel rooms have a bar fridge and tea and coffee things but no cooking. Every category has a work desk and satellite television with forty channels. Housekeeping is daily in the rooms and weekly in the long-stay apartments, which is the normal arrangement for this format and the one thing guests most often misread.
Facilities and on-site experience
There is an outdoor pool, a fitness centre on site and access arranged to Virgin Active, plus Camelot Spa for treatments. Reception is staffed around the clock, access is controlled around the clock, and secure parking is included rather than charged. A doctor and a dentist are on call, luggage storage is available, and shuttles can be arranged by request rather than run to a timetable.
The conference centre holds several meeting rooms and boardrooms and takes groups from about ten people up to over a hundred, with flexible layouts, catering and presentation equipment. It is set up for the kind of training week or project workshop that suits a building where half the delegates are already living upstairs.
Meals and dining
Koi, on the ground floor, is the main restaurant: buffet breakfast from 06:30 to 10:30 and a single lunch and dinner service from noon until 22:00 every day. In-room dining runs twenty-four hours on a reduced menu after the kitchen closes. Across the road at the sister building, 16th by Koi serves an a la carte breakfast from 07:00 to 10:00 on the sixteenth floor, seated on a first-come basis, and the height is the point of going.
None of that is really the story, though. With a supermarket beneath you and a kitchen upstairs, most long-stay guests cook more often than they eat out.
Getting there and getting around
Driving is the default. OR Tambo International is roughly forty-five to fifty minutes away and the Pretoria central business district ten to fifteen, with the eastern approaches to the city carrying the traffic. The Gautrain does not reach Menlyn; its Pretoria stations are Hatfield, Pretoria and Centurion, so a rail arrival means a train followed by a metered ride or a hotel shuttle arranged in advance. Secure parking at the hotel is free and covered by the precinct’s access control.
Once you are here, the precinct is the rare Gauteng address where a car is optional for daily life. Groceries, restaurants, a cinema, a gym and a theatre are all reachable on foot from the lift.
What to do nearby
Pretoria East is the green side of the capital. Faerie Glen Nature Reserve puts a hillside walk within a few minutes’ drive, and Rietvlei Nature Reserve, south-east of the precinct, carries rhino, buffalo, eland and a long bird list on the doorstep of a metropolitan area. The Pretoria National Botanical Garden at Silverton is the gentler morning. Fort Klapperkop and Fort Schanskop, on the ridges towards the city, give you the military history and the best panoramas over Tshwane.
Trade-offs, honestly
- You are not in the capital. Menlyn Maine is a business and lifestyle node, not the seat of government. If your meetings are with departments, the courts or the Union Buildings, you will commute across the city twice a day.
- Apartment housekeeping is weekly, not daily. Guests who book an apartment expecting hotel servicing every morning are regularly disappointed. Ask for the schedule that applies to your unit and your length of stay.
- Living above a mall is a compromise. The convenience is enormous and the trade is noise, crowds at weekends and a view that is often of other buildings in the precinct rather than of anything green.
- Rail does not come here. For a traveller deliberately avoiding a rental car, the absence of a Gautrain station in Menlyn is a genuine structural problem, not a detail.
Before you book
Decide first whether you want a room or an apartment, because they are different products at the same address and the price gap buys a kitchen rather than a bigger bed. If the stay runs past a fortnight, ask about monthly terms, which the group offers for relocators and extended-stay guests. Confirm the cleaning frequency for your unit type. Ask which building your apartment sits in and whether your breakfast applies at Koi or upstairs at the sister property. If anyone in the party uses a wheelchair, request one of the six purpose-built units early, since there are not many of them. And if you plan to arrive by train, arrange the transfer from Hatfield before you travel rather than after you land.
How it compares
Against the conventional hotels of Menlyn and Ashlea Gardens, this building wins decisively on space and on self-catering and loses on intimacy: it is large, and it feels large. Against the city-centre towers near the government precinct, it trades proximity to the state for a walkable modern neighbourhood and far better food and shopping within reach. Against the serviced apartments of Sandton across the provincial divide, it is quieter and more residential in character. Read it alongside the rest of the Pretoria accommodation list and the wider Gauteng accommodation collection before deciding.
Explore the area
The Pretoria guide sets out what the capital holds beyond its eastern suburbs, from the museum cluster to the jacaranda streets, whose flowering in Gauteng now falls in early September rather than the middle of October that older guidebooks still print. For the province as a whole, including the Cradle of Humankind and the big-city half of the story, see the Gauteng guide, and use find accommodation to filter by destination and property type.
Current rates and availability
Because this address sells everything from a single hotel room to a three-bedroom apartment, there is no single figure that describes it. What you pay turns on unit size, on how many nights you take and whether a monthly arrangement applies, and on the demand cycles of the eastern business node. Use the live availability panel on this page to price your own dates and unit type.
